What is an RCD
A Residual Current Detector is a switch on your fuse board with a switch and a test button. This switch may have tripped and switched itself off for safety and cut your electric supply.
What is a Periodic Inspection
A periodic inspection is an inspection and associated testing is to check whether an electrical installation is in a satisfactory condition for continued service.
On completion of the inspection and testing, an Electrical Installation Condition Report will be issued detailing any observed damage, deterioration, defects, dangerous conditions and any non-compliances with the present-day safety standard that may give rise to a dangerous situation.

What Are a Landlords Obligations
All landlords have a duty of care to their tenant(s) and must ensure that the installation is safe when they enter the property and is maintained throughout their tenure.
The Landlords and Tenants Act (1985) requires that the electrical installation in a rented property is:
- safe when a tenancy begins
- maintained in a safe condition throughout the tenancy.
- We recommend that in order to comply, an Electrical Condition Report (EICR) is undertaken on any property you intend to let before a tenancy begins.
This will certify whether the electrical systems are safe and determine if anything needs upgrading.
We would suggest an inspection is undertaken at least 5 yearly.
Tenants Safety Concerns
If you are a concerned tenant and worried about the electrical safety of the property you are renting, we would suggest you contact your landlord immediately to raise your concerns.
If your landlord does not take any action or your feel the issue is not resolved enough to ease your concerns, you may wsh to conact your local council’s building control, your local authority Landord Registration Team or your local Shelter charity for support and assistance.
